Apartment 903/13-15 Bayswater Road is a superb example of luxury penthouse living in Potts Point.

It’s also a really unique property. Here’s the story behind the property.

The property

The current owners bought apartment 903 in the prestigious Hampton Building in 2017. When they moved in, it ticked all the right boxes. It was a spacious three-bedroom, four-bathroom, penthouse with parking for two cars.

It was also light, bright and airy, and had killer views from a north-facing wraparound terrace.

But perhaps most importantly, there was a real drawcard upstairs: a massive 244sqm second-level rooftop terrace.

At the time they bought it, this roof-top terrace was a blank canvas, with nothing up there, but the owners undertook an amazing renovation and transformed the space altogether. In the process, they added significant style as well as space and value to the apartment.

A unique transformation

The owners moved out during the seven-month redevelopment and fully renovated both levels. Access was a huge issue. They had to block off Bayswater Road three times to allow a crane to deliver materials to the top floors of the building.

But the owners say the effort was worth it, as they almost doubled the penthouse’s usable area. The apartment now boasts 579sqm of indoor and outdoor living space. It’s unusual to add this much space – and value – to an apartment.

The main has been stylishly renovated and the existing rooftop terrace was converted into more usable living space. The owners also added a second full kitchen, living and dining area alongside a fourth bedroom with a bathroom.

The remaining roof terrace has been fully landscaped and designed so you can enjoy the panoramic views from an elevated deck, surrounded by garden.

In the undercover entertaining area, there’s a BBQ with wok burner, full kitchen and dining table for 14 people as well as a hanging fireplace so that it can be used year-round.

So whether you’re hosting a cocktail party for 100 people on the rooftop, watching fireworks for New Year’s Eve or just having a quiet lunch, it simply doesn’t get better.

Each of the four bedrooms has a private ensuite and extensive walk-in or built-in robes, making it both private and functional. It will now comfortably accommodate the whole family, as well as relatives who come to stay, a live-in nanny or friends.

“We’ve been incredibly fortunate to enjoy living here. It’s pretty fab,” the owners told me. “It has an amazing sense of space, views across the harbour and the city and a sense of light. It’s also got great proximity to everything: cafes, restaurants, gyms, supermarkets, transport. It really doesn’t get much better than this in Sydney.”

“We’ve especially loved the outdoor space, which is bigger than most backyards. It’s also a pet-friendly building so we were able to enjoy having a dog and a cat.”

“There are so many different places to go and escape in this apartment. Various dining areas, reading areas, seating areas. You can find total privacy in the shade and read, or sit out in the sun looking down the harbour to the heads or west to the city.”

“We’ll miss having so many amazing vistas,” say the owners. “But as a family, we’re spending more time in the country so we just don’t need this much space in the city any more.”
